JJ Rhatigan & Company is one of Ireland’s leading Building Contractors, with operations throughout Ireland and the UK. We are currently recruiting experienced Contracts Managers. Site locations include Dublin, Cork & Limerick.

Key Duties & Responsibilities:
- Continue to develop the quality of the JJR Brand.
- Assist in any tendering requirements in relation to the following PQQ – Methodologies and reports.
- Have an awareness of repeat work with clients as well and be consciously aware of business development opportunities.
- Ensure to conduct and review Performance Reviews in line with HR.
- Deal with any team disciplinaries and poor performance, led by HR.
- Monitor and report on Departmental Objectives and target in line with the organised strategy.
- Assist in any report or opportunity requirement as requested by Line Management.
- Train staff on site. Identify and implement.
- Set up and chair all pre-contract JJR meetings (JJR internal)
- Set up and chair all Close Out meetings. Go through lessons learnt.
- Ensure all BCAR is managed by each PM on site.
- Ensure all design is managed by the PM early to allow the best procurement.
- Ensure Tech sub-contractors are managed by the PM early to allow the best procurement.
- Continuously review the logistics and operations on site with the PM.
- Ensure the M&E Coordinator is managed on site.
- Ensure full co-ordination is taking place on each site.
- Promote early co-ordination of all trades.
Programme
- Must Identify programme risks early.
- Must implement a plan to avoid programme slippage at risk stage.
- The programme needs to be a major part of the Sub-contractor appointment.
- Necessary skills for monitoring full administration of a proper programme with updated reports, mitigate any delays and highlight risk. Ensure to status it. Administer under the contracts:
- Subcontractors
- Clients
- Target
- Any other works deemed necessary
- Procurement as built
- Procurement design
- Must have knowledge of the programme requirements under the different form of contracts.
- Must be aware of the progress on site and any issues which may affect the timely completion of the project.
- Must not rely on the Project Manager’s reports alone, they must verify and monitor the actual progress on site.
- Must be fully aware of the delay mechanisms of the contract and must ensure all notices and relevant documentation is submitted in accordance with the contracts.
- Any issues need to be reported to Senior Management.
Commercial
- Must ensure all works are packaged by the QS and discussed.
- Eliminate the risk of package gaps and avoid the need for labour on site.
- Have a full understanding of the budgets for the projects.
- Be responsible for the procurement of packages and materials, (labour) preliminaries on site, in conjunction with the Project Manager and Quantity Surveyor.
- Responsible for the subcontractor package and build them with the project Team (Project Manager & QS).
- Responsible for the cost and control of the project ensuring that budgets are not exceeded. Responsible for identifying budget risks and plans to avoid same.
- Ensure that all contract associated documentation is in place and administered correctly.
- Responsible for mitigating all disputes and ensure to make the Regional Director aware early.
- Manage all disputes and claims to a successful resolution.

Health & Safety
- Ensure all sites are set up operating in a safe working manner, ensuring that all JJR Health & Safety procedures are being monitored and controlled.
- Promote health, safety and wellbeing culture in their respective projects.
- Ensure all accidents and incidents and the like are investigated to a high level of detail and closure of some.
- Ensure all reports internal and external are reviewed, actioned and closed out.
- Attend regular H&S meetings and set example.
Quality
- Ensure all staff are trained in the JJR QA system.
- Ensure the PM delegates the QA tasks across the team.
- Review weekly meeting minutes of QA status.
- Ensure the proper staff are on site to close out Quality and set examples.
- Ensure there is a Sample Room, Sample Apartment etc. completed even if it isn’t a contractual requirement
- Ensure the QA reports are reviewed and assessed.
- Implement the full JJR QA system.
- Ensure ongoing expectations of all works to ensure the correct inspectional test plans are being implemented, monitored and closed out.
- Ensure all records are uploaded on our BIM platform.
- Ensure that all projects are completed to the JJR zero snag target.
Relationships/Communications
- Maintain and foster collaborative relationships, with Clients, Subcontractors, Consultants and any other relevant Stakeholders.
- Ensure that all meetings and reports are completed in accordance with the JJR procedures and conducted in a professional manner.
- Build and maintain strong working relationships with the Project Teams and departments within JJR.
- Be conscious of all verbal and written correspondence.
- Experience in the Construction Industry is essential for this role.
- Construction related Degree
- Minimum of 5 – 10 years +’ experience with a Main Contractor in Ireland or the UK
